Abstract (English):
The article presents the results of research on the price landscape of agricultural land use in Altai Krai. For the purposes of the state cadastral valuation of land, the idea of the price situation in the real estate market, formed on the date of determining the cadastral value, is of great importance: it is important to understand the general trends of the real estate market, as well as analytical data on the existing con-juncture and price situation in specific segments of the land market. The purpose of the study is to develop a methodological approach capable of characterising the existing price relief of agricultural land use on the territory of Altai Krai using market information. In the framework of this study, for the first time, the definition of the concept of «price relief» is given as a combination of market factors of supply and demand, which form the cost, quantity and size of land use, and in the case of agricultural land use also natural and climatic conditions that form the production potential of such land and objective conditions for the emergence of supply and demand. The developed methodological approach includes four stages: 1. Determination of the type of the property market depending on the level of its activity. 2. Calculation of statistical indicators of market prices of land plots in the studied segment: average, minimum, maximum value of the specific offer price, confidence interval of the market price for each municipality 3.Construction of supply and demand surfaces, as well as a thematic map of the grouping of the market price of agricultural land use in the Altai Krai.4.Analytical review of the considered segment of the land plots market taking into account average market prices, number of offers in the market, supply and demand indicators, area of land use.
