Abstract (English):
The article considers the approach to calculating the land capitalization coefficient in an equilibrium territorial system formed by land management methods based on the ratio of the contribution of each element of the "land management model" to the level of land capitalization. The approach is used to determine the capitalization coefficient of land and a land plot, both for built-up land and agricultural land (land), taking into account the macroeconomic state of the territorial system. The optimal values of the coefficients are determined: for built-up land 2%, for a land plot 5%, for agricultural land (land) 2%, for a land plot 4%, provided that the land use system is structurally balanced.
